Pend Oreille County Assessor Property Records

The Pend Oreille County Assessor is responsible for valuing all taxable real and personal property in the county. This work is governed by Chapter 36.21 RCW. The assessor maintains a full assessment roll that includes ownership information, legal descriptions, tax code areas, parcel locations, and assessed valuations for every property in Pend Oreille County. Each time a parcel is sold, divided, or a new plat is filed, the assessor updates those records to reflect the change.

State law requires the assessor to revalue real property on an annual basis under RCW 84.41.030. Physical inspections of each property must happen at least once every six years. Between inspections, the assessor uses statistical analysis to keep values current with the market. The county also maintains a GIS system and aerial survey photos as part of its mapping and parcel tracking system. These maps are available to the public through the Assessor's portal at pendoreilleco.org/assessor.

Under RCW 84.40.020, the assessor's records are open for public inspection. All properties are assessed with reference to their value on January 1 of each year. Taxpayers who disagree with the assessor's valuation can appeal to the county Board of Equalization. Information on how to file an appeal is available through the assessor's office or on the county website.

Pend Oreille County Auditor and Recorded Documents

The Pend Oreille County Auditor is the official recorder of all instruments affecting real property in the county. Under RCW 36.22.010, the auditor must record qualifying documents without delay once fees are paid. This includes deeds, mortgages, liens, easements, plats, surveys, and any other instrument that creates, transfers, or encumbers an interest in real property under RCW 65.08.070. Recording creates the public record and establishes priority of interests. An unrecorded deed may be valid between the parties but is not protected against a later buyer who records without notice.

Marianne Nichols serves as the Pend Oreille County Auditor. The auditor's office at 625 West 4th Street in Newport is open for in-person services Monday through Friday from 8:30 AM to 4:00 PM. On election days, hours extend to 8:00 PM. The auditor's duties include recording, elections administration, auto licensing, marriage licensing, and county financial services. For property research, the recording division handles deed searches and document copies.

To record a document, it must meet the formatting requirements set out in state law. For transfers of real property, a Real Estate Excise Tax affidavit must be completed and the tax paid before recording. Documents can be submitted in person at the Newport office or by mail. Always check the current recording fee schedule before sending payment.
